About this property
The same building as the second-floor flat: finished in the autumn of 2024, fourteen flats, a lift and an underground garage. The fourth floor is the top one; three doors open off the landing and this is the middle one, number 13 — directly above the middle flat on the second floor. That is why the two layouts are identical to the letter: 62 m², living room and kitchen in one space, a separate bedroom, a bathroom, a separate WC, and eight square metres of balcony facing east.
What is different two storeys up is the view. From the second floor the ridge of the house opposite closes the picture off; from here the tiles look back at you from below, and above them, off the balcony, a strip of the lake comes out with the hills of the far shore behind it. The sun still arrives at seven, only now beside nothing — not past the neighbour's gable.
The rest of the differences are smaller, but they are what a buyer chooses on. There is no flat above, so nothing is heard from overhead, and at this height the pedestrian street is a murmur rather than a noise. In exchange the top floor sits under the roof: warmer in summer, and dearer to heat — last year's gas came to 161,000 forints here against 148,000 on the second floor. On this level the air conditioning is not a luxury.
The service charge is 19,000 forints a month and covers the lift and the underground garage; the parking space belongs to the flat and is not sold separately. One thing worth knowing about that lift: when it stops, it is eighty steps up here, not forty. The flat is empty and we hold the keys.
